What Miami-Dade County does to a gate.

Not a sales pitch — the four site conditions that actually change what we would draw here, and why the same gate is the wrong answer three streets apart.

  • Salt does the deciding

    Key Biscayne, Bal Harbour, Surfside, Golden Beach and Sunny Isles Beach sit on the water with nothing between them and the Atlantic. On those addresses the material and the finish get chosen for the exposure first and for the look second.

  • Lots with no arc room

    Through Miami, Hialeah, Sweetwater and North Miami the driveway often meets the sidewalk directly. Where there is no room for a leaf to swing, the honest answer is a slide or a cantilever, not a prettier pair of swing gates.

  • Estate frontage

    Coral Gables, Pinecrest, Palmetto Bay and Key Biscayne run deeper setbacks. Those are the openings where a two-leaf ornamental gate has the room it needs to be worth fabricating.

  • Inside the HVHZ

    Miami-Dade sits inside the Florida Building Code's High-Velocity Hurricane Zone. Worth asking what your own municipality wants on paper before anything is cut — the requirements are not identical from city to city.
