What Broward County does to a gate.

Not a sales pitch — the four site conditions that actually change what we would draw here, and why the same gate is the wrong answer three streets apart.

  • The western tier

    Southwest Ranches, Davie and Parkland are built on acreage and horse property. Long driveways, gates set well back from the house, and frequently no mains power anywhere near the road.

  • Waterway addresses

    Fort Lauderdale, Wilton Manors, Lighthouse Point, Dania Beach and Hallandale Beach sit on a canal network. Brackish water at the property line changes the corrosion arithmetic even well away from the beach.

  • Community entries

    Coral Springs, Pembroke Pines, Miramar, Tamarac, Sunrise and Weston are dominated by planned communities. A shared entry is a different machine from a private driveway: duty cycle, callbox, resident directory, contractor access.

  • Inside the HVHZ

    Broward, like Miami-Dade, falls inside the Florida Building Code's High-Velocity Hurricane Zone — and each city inside it runs its own permit desk. Ask early rather than late.
