A gate stuck open is a security problem and a gate stuck closed can trap a vehicle behind it, so neither is treated as routine maintenance. Before anyone arrives, find the manual release on the operator — usually a keyed lever or a pull handle on the arm, the gearbox, or the chain — and disengage it so the gate can be moved by hand. That gets a car in or out, and it stops the gate being forced against a motor that is still driving. Do not shove a gate that is still engaged: that is how a rack gets stripped, a hinge gets torn out of its post, or a control board is pushed past what it can survive.

The figure moves on things that are only knowable on site: the clear width of the opening, whether the drive slopes or crowns, whether the gate swings or slides, the infill — a solid privacy panel weighs and catches wind very differently to a picket — whether the existing posts and footings can carry an automated leaf, whether there is already power at the gate or a trench and conduit to run, and how much access control is going on the job. Lead time works the same way: a fabricated gate is drawn, built, finished, and only then installed and automated. Geometry decides this more often than taste. A swing gate needs somewhere flat to swing into: if the driveway climbs away from the street, the bottom rail runs into the rising slab before the gate is open, and the honest fixes are a rising-hinge arrangement, swinging outward toward the road where the setback allows it, or giving up and sliding. A slide gate does not care about slope, but it needs somewhere to go — roughly the width of the opening again in clear run along the fence line, kept free of hedges, meter boxes, and parked cars. Where that run does not exist, a cantilever gate carries itself on rollers set back from the opening and leaves the drive apron free of ground track, which matters here because a ground track fills with sand and leaf litter and then binds. Wind is the other input: a solid leaf is a sail, and a large one loads its posts, hinges, and operator far harder than a picket gate of the same size.

Salt, water, and lightning, roughly in that order. Coastal air attacks the parts that carry current and the parts that carry load at the same time: terminal blocks and board traces corrode, limit switches and magnetic sensors stop reading the gate's position reliably, and hinge pins, chain, and roller bearings dry out and grind. Standing water and a badly sited enclosure finish boards off from below. Then there is surge — a strike does not have to hit the gate to take out a control board through the power run or through the long, unshielded loop and photo-eye wiring buried down the driveway, which is why a proper ground at the operator is not optional in Florida. The rest is wear. The battery in a backup pack is a consumable and dies quietly, so most people discover it during the outage it existed for, and a gate that has started dragging, juddering, or reversing at the same point in its travel is usually a mechanical fault the operator is being asked to overpower rather than a dead motor.

They stop the gate closing on a car, a pet, or a child. Automated vehicular gates fall under UL 325 and ASTM F2200, which is why a modern operator expects external entrapment protection instead of simply pushing until something gives. Photo-eyes throw an infrared beam across the opening and reverse the gate when it is broken. A loop is a wire loop cut into the driveway that senses the mass of metal above it, and the names describe different jobs: an exit loop opens the gate for a car leaving, a safety or shadow loop sits under the gate's path and holds it open while a vehicle is still in it, and a reversing loop sends it back. A photo-eye only protects the single height its beam sits at, so a low pet or a crawling child can pass under one — which is why placement, and often a sensing edge, matters as much as having the device at all. If your gate has been touching the car, or the photo-eyes were unplugged to stop nuisance reversals, treat that as an open fault and not a quirk.

Miami-Dade and Broward sit inside the High Velocity Hurricane Zone, the strictest wind-borne-debris region in the Florida Building Code. Palm Beach does not — it is still a high-wind county, it is simply outside the HVHZ. In practice that changes what a building official will accept for anything structural at your entrance: post embedment and footing size, the wind load a solid gate leaf transfers into those posts, product approval or a Notice of Acceptance for components where one applies, and the engineering that has to be shown for a masonry column or an entry structure. Whether a permit is required for your specific job, and what a gate is allowed to do at the property line, is set by your city or county building department and your setback rules — a solid gate in one municipality can be a different conversation to the same gate two towns north. It is worth confirming what applies at your address before a drawing is finalised.

Often, and it is the gate that decides, not the motor. An operator does not simply move a gate, it repeats the same load thousands of times, so the first things to look at are whether the posts and footings will take a powered leaf without racking, whether the hinges and welds are sound, what the leaf actually weighs, and how true it hangs. A gate that already sags or scrapes will fail faster once a motor is forcing it through that spot. Then power: an operator needs a supply at the gate, and where there is no trench a solar-charged battery setup can work if the daily cycle count is low — a real constraint, not a footnote. Finally, entrapment protection has to be there, because a manual gate becomes a regulated vehicular gate the moment it is automated.

Mostly by keeping salt, water, and debris away from the parts that move. Rinse the gate and its hardware with fresh water, and often if you are near the ocean or the Intracoastal. Aim any irrigation head that is spraying the gate somewhere else, because a sprinkler on a nightly timer is harder on a finish than the weather is. Keep a slide gate's track and roller path clear — sand, mulch, and a stray landscaping stone are what most binding calls turn out to be. Lubricate hinges, chain, and rollers with something made for the job rather than a spray solvent that washes the grease out. Check that the photo-eyes are still aligned and their lenses are clean, watch for rust bleeding out of a bottom rail or a weld, and treat a new noise as information: a chirp, a grind, or a hesitation at the same point in every cycle is telling you where the wear is.
