Dania Beach · Broward County

Commercial hardware is not residential hardware in a bigger box. The difference is the duty cycle: how many times the thing moves in a day, and whether the motor, the chain and the board were rated for that number or for a tenth of it.

A commercial entry near the water is a corrosion problem with a traffic problem on top. The hardware gets rated for both, or it gets replaced twice.

Everything within a few blocks of open water runs on the same clock: salt reaches fixings, hinges and enclosures whether or not the house faces the ocean.

Also inside the HVHZ

Broward falls inside the same High-Velocity Hurricane Zone as Miami-Dade, so the wind rating carries across the county line unchanged. What does not carry across is the paperwork: permitting is administered locally, and the sensible order is to ask what Dania Beach expects before the steel is ordered rather than after.

Worth knowing

  • Loop detection
  • Serviceable in place
  • High-cycle operators
  • Cantilever & barrier
  • Specified for salt exposure
Is Broward the same as Miami-Dade?
For wind load, yes — both counties are inside the High-Velocity Hurricane Zone. For permitting, no: that is administered locally and it is not identical from city to city.
Our gate fails every few months.
Usually a residential operator doing commercial cycles. The fix is rating the hardware to the traffic.
Can you work around our hours?
Entrances get staged so the site keeps operating while the work happens.
Who manages the residents' access?
Cloud-managed permissions let your manager add and remove people without a service call.
