Palmetto Bay · Miami-Dade County

Not everything needs to become a new gate. A cracked hinge boss, a post that has moved, a rail that has torn away from its stile — those are structural repairs, and they happen on site with the gate still hanging.

Out here it is as often structural welding as ornament: posts, frames, hinges and rails repaired where they stand rather than carted back to a shop.

Ground that carries trucks, trailers and equipment moves under load, and anything set into it has to tolerate that.

Inside the High-Velocity Hurricane Zone

Miami-Dade sits inside the Florida Building Code's High-Velocity Hurricane Zone, the strictest wind-load regime in the state, so the rating on posts, panels and hardware is not a nice-to-have here. Permits on top of that are issued locally — by the municipality or by the county — so what Palmetto Bay wants to see on paper is worth confirming before anything is cut.

Do I need a permit for this?
Often, and Miami-Dade is inside the High-Velocity Hurricane Zone, so the wind rating matters too. Permits are issued locally, so we confirm what your authority wants before we start.
What is the HVHZ?
The High-Velocity Hurricane Zone — the Florida Building Code's strictest wind-load region. It covers all of Miami-Dade, which is why the hardware spec here is not the spec further north.
I have a sketch, not a drawing.
A sketch is enough to start. We draw it properly and show you the gate on your entrance.
Can you match something that already exists?
Yes — an existing panel, a neighbouring property's detail, or a piece of the house itself.

Next step

Describe the gate and where it is in Palmetto Bay, and you will get an answer from someone who works on them rather than a call-centre script.
