A gate three blocks from the ocean lives in a different climate from one three miles inland. The failures are predictable, they happen in a specific order, and most of them are decided at the specification stage.

Salt does not corrode metal by touching it. Airborne chloride settles on a surface, draws moisture out of humid air, and forms a thin electrolyte film that keeps working long after the last rain dried. That film is why a coastal gate corrodes overnight, in the dark, with nobody near it — and why distance from the water matters more than people expect. A property on a barrier island in Key Biscayne or Hallandale Beach is in a genuinely more aggressive environment than one a few miles west, and the specification should say so.

The order things fail in

Coastal gates fail in a reliable sequence, and it tells you where to spend.

  1. Fasteners. Small, high surface-to-mass ratio, often the cheapest item on the gate, and frequently the wrong alloy.
  2. Welds and cut edges. Wherever the protective coating is thinnest — a ground weld, a drilled hole, a saw cut — corrosion starts and then creeps under the coating from there.
  3. Hinges and bearings. Grit plus salt plus load. They stiffen before they seize, which is why the operator complains before the hinge visibly fails.
  4. Electronics. Boards, relays, terminal blocks and connectors inside an enclosure that breathes humid, salty air every night.
  5. The frame itself. Usually last, usually from the inside of a hollow section that was never sealed or drained.

What the materials actually do here

Aluminum

Aluminum forms its own oxide layer and does not rust in the way steel does, which is why it dominates coastal fencing. It is not immune: chloride causes pitting, and aluminum is anodically active, so it loses badly in contact with more noble metals. It is also less stiff than steel, which means a large aluminum gate needs deeper sections to stay flat — an aluminum leaf that flexes visibly in wind is under-specified, not just lightweight.

Steel, galvanized then coated

Powder coat on bare steel is paint. It is a single barrier — the first chip, cut edge or drilled hole becomes a corrosion site, and once rust creeps under the film the coating holds moisture against the metal. Hot-dip galvanizing under the powder coat is a different proposition: zinc protects sacrificially at the damage as well as sealing it, so a scratch does not become a hole. Near the water, that duplex system is the honest specification and everything else is a compromise.

Stainless

Stainless is not one material. Type 304 is a fine general-purpose alloy that will tea-stain and pit within sight of salt water. Type 316 contains molybdenum specifically to resist chloride pitting, and it is the grade that belongs on a coastal gate. The distinction almost never appears on a quote, so ask. Even 316 tea-stains if it is never rinsed — cosmetic, not structural.

Wrought iron and ornamental work

Ornamental iron is chosen for a look nothing else replicates, and needs a maintenance commitment to match: a proper coating system, attention to the scrollwork joints where water sits, and touching up damage when it appears. The mistake that eats gates from the fasteners out

Put two different metals in contact with an electrolyte between them and you have built a battery. The less noble one corrodes to protect the other. Salt film is an excellent electrolyte, which makes galvanic corrosion a coastal specialty.

  • Stainless fastener through an aluminum frame: the aluminum is the sacrifice, and it will chalk and swell around every hole.
  • Plain zinc-plated hardware on anything: the plating is measured in microns and near the water it is a season, not a lifetime.
  • Mixed-alloy hinge assemblies: a stainless pin in a mild steel barrel corrodes the barrel, and the hinge seizes rather than wears.

The fixes are cheap at build time: isolate dissimilar metals with a nylon or neoprene washer and sleeve, keep to one family of metals where the design allows, and specify the fastener grade rather than letting it be whatever was in the van. A gate is only as durable as its smallest component, and that is always a screw.

Operators and enclosures

The mechanical side of an operator is usually the least of it. What kills coastal machines is the electrical side: salt-laden humidity condenses inside a cabinet every night as it cools, and the resulting film creeps across terminal blocks and board traces. Corroded low-voltage connections are the single most common cause we find behind intermittent faults — a gate that works some days and not others, or that stops partway through its travel for no visible reason.

  • Mount the cabinet where the door faces away from the prevailing salt wind, and where it is not standing in irrigation spray.
  • Dielectric grease on low-voltage terminals is a two-dollar habit that pays for itself repeatedly.
  • Check the gasket. A stretched or missing door seal turns an enclosure into a rain gauge.
  • Irrigation is worse than the ocean at close range. A sprinkler head aimed at a gate post or a keypad is a slow, daily salt-and-mineral bath.

What maintenance actually changes

The most effective coastal maintenance is embarrassingly simple: rinse the gate with fresh water. Removing the chloride removes the electrolyte, and it does more for a gate's life than any product sold for the purpose. Hose the frame, the hinges, the track and the hardware — not the control cabinet, not the keypad, not with a pressure washer.

  • Rinse regularly if you are near the water, and always after a storm that has driven salt spray inland.
  • Keep the track or the swing arc clear. Grit trapped in salt film is an abrasive paste.
  • Lubricate hinges and rollers with something intended for marine use, and wipe the excess — grease that holds grit is worse than none.
  • Touch up coating damage when it happens. A chip is a repair; a chip left for a year is a panel.
  • Look inside the cabinet once a season. Green or white powder on a terminal is the warning before the failure.
